Rendering of new parking garage and apartment complex in Knoxville's Old City

News Summary

The Design Review Board has approved a new parking garage and apartment complex on Jackson Avenue in Knoxville’s Old City. This project, spearheaded by Turkey Creek Hospitality, aims to provide much-needed parking spaces and residential units in the bustling area. The six or seven-story garage will feature at least 450 public parking spaces, with an adjacent apartment complex adding vibrant living options. Residents and visitors alike are eager for the enhanced community infrastructure, which is set to transform the Old City.

Exciting Plans Unfold in Knoxville’s Old City!

Knoxville is buzzing with excitement as the Design Review Board has given the green light for a brand-new parking garage and apartment complex on Jackson Avenue. This approval marks a significant step forward in enhancing the area, and residents are eager to see how these developments will transform the Old City.

The Developer Behind the Dream

The brains behind this ambitious project is Nick Patel, who represents Turkey Creek Hospitality. After submitting the design review application back in December, Patel was met with intense anticipation, leading to a lengthy discussion during a February meeting, which lasted around 90 minutes. The result? Approvals that have left many with a hopeful outlook for what’s to come.

What’s in Store for the Parking Garage?

First up, let’s talk parking! The planned garage is set to soar to six or seven stories high. Once completed, it will cater to the increasing demand for parking by offering at least 450 public parking spaces, with the possibility of adding even more if the structure goes for the seven-story option. With the Old City buzzing with activity, especially around exciting events at the new downtown stadium, this garage stands to play a vital role in accommodating visitors and residents alike.

Adding Homes to the Mix

But that’s not all folks! This initiative isn’t just about parking; it’s evolving into a living space as well! The design now incorporates apartments that will wrap around the garage, particularly along the Morgan Street side. Imagine coming home to a vibrant community where you can park your car without a hassle and live just steps away from shops and dining options. Sounds appealing, doesn’t it?

More Residential Spaces on the Horizon

As if that weren’t enough, there’s also a separate five-story apartment building in the works! This building will feature 36 units and will be planted right across Morgan Street near James White Parkway, nestled comfortably on a triangular plot of land. The excitement continues as the first level of this new apartment complex is lined up to feature retail spaces and a cozy patio area where residents can relax or meet up with friends.

A Hotel Too?

The development plans don’t stop there! There is talk about a hotel that will coordinate beautifully with the garage and apartment complex. While the design for the hotel hasn’t been submitted for review just yet, some parking spaces in the garage are already earmarked for hotel guests. It’s all about creating a seamless experience for everyone, whether you’re a resident, visitor, or hotel guest.

What’s Next?

As much as the community is buzzing with anticipation, it’s important to note that the timeline for construction is still blurry. Negotiations are ongoing with the city regarding the streetscape projects, and no official groundbreaking date has been set for either the parking garage or the apartment complex just yet.

A Brighter Future Ahead

Patel emphasizes that the evolution of this project is in sync with the changes taking place within the Old City, contributing to a refreshed and revitalized atmosphere. The City of Knoxville is also rolling out plans for extensive streetscape improvements in the Old City, backed by a multi-million dollar budget.

With the new parking garage’s close proximity to the Covenant Health Park, there’s little doubt that it will meet the needs of enormous crowds, especially with the exciting events lined up at the new downtown stadium on the horizon. It seems that with thoughtful consideration for future stadium parking needs and overall urban development, Knoxville is steadily paving the way for a dynamic, accessible, and prosperous community.

Knoxville is certainly on the path to becoming an even more vibrant and convenient place to live, work, and play!
