The district blends government buildings (City-County Building, federal courthouse), historic commercial architecture along Gay Street and Union Avenue, and a rapidly growing residential base in converted warehouses and new-build condo towers. Market Square's restaurants, bars, and year-round programming (Market Square Farmers' Market, Sundown in the City concert series historically) anchor street-level activity.
History
Downtown Knoxville was Tennessee's first state capital (1796) and grew through the 19th century as a wholesale and rail hub. Suburban flight in the mid-20th century left much of the core vacant; the 1982 World's Fair and subsequent decades of targeted redevelopment, including the 2003-2005 Market Square renovation, drove the district's current revival.
