The area retains much of its original streetcar-suburb architecture and grid, now protected in part by the Edgewood-Park City Historic District. Former apartment buildings from the 1930s-40s along Magnolia Avenue, including the Aston, Lakewood, Shenandoah, and Graham, are undergoing renovation by private developers.
History
Park City formed from a collection of streetcar-served subdivisions developed after the Knoxville Street Railway Company began electric service in 1890, growing to a population of roughly 7,000 before incorporating as its own city in 1907. It was annexed by Knoxville in 1917; post-WWII commercial conversion and I-40's completion later reduced Magnolia Avenue's role as a through corridor, contributing to a long redevelopment challenge that continues via projects like the 2023 Courtland Group acquisition of several historic apartment buildings.
